NOTICE IS HEREBY GIVEN that the City Council will hold a Public Hearing to consider the following items: 1) Aventura Palms II Specific Plan Amendment No. 21-3, 2) Development Permit No. 21-18, & 3) Tentative Tract Map No. 21-5.
CASE(S): Aventura Palms II Specific Plan Amendment (SP 21-3), Development Permit (21-18), & Tentative Tract Map No. 38200 (TM 21-5).
LOCATION: The project is located on the southwest corner of Avenida Descanso and Camino Campesino within the Aventura Palms II Specific Plan Zone. APN’s 656-080-016, -014 and 656-400-049
APPLICANT/REPRESENTATIVE: GHA Rancho Descanso, LLC
PROPOSAL: The applicant has filed an application to amend the Aventura Palms II Specific Plan. The Aventura Palms II Specific Plan Amendment proposes to modify the current Specific Plan to allow for a market rate development of 76 single-family homes and a Tentative Tract Map to sub-divide the parcel. The homes will be single story with multiple sizes of three to five bedrooms and a variety of floor plans and elevations. The new homes will all include either a two or three car enclosed garage.
The City Council will consider the following item 1) an Ordinance to adopt the zoning and development standards of the Amendment, and 2) a Resolution to adopt the Amendment.
ENVIRONMENTAL DETERMINATION: pursuant to Section 15072 of the California Environmental Quality Act (CEQA) Statutes & Guidelines, an Initial Study/Draft Mitigated Negative Declaration has been prepared for the project described herein. This Initial Study was undertaken for the purpose of deciding whether the project may have a significant effect on the environment. On the basis of the Initial Study, city staff has concluded that the project will have a significant effect on the environment, but that mitigation measures imposed will reduce impacts to less than significant levels and has therefore prepared a Draft Mitigated Negative Declaration. The Initial Study has been accepted by the City and reflects the independent judgment of the City. The site is not known to be on the Hazardous Waste list complied pursuant to Government Code Section 65962.5
On January 18, 2022, the City Council, at the public hearing or during deliberation, may recommend approval, deny, or propose changes to the project or to the environmental determination.
INTERESTED PERSONS MAY be heard and/or submit prior and during the Public Hearing(s). Written comments will be made a part of the public record. If you challenge this matter in court, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the City of Desert Hot Springs, at or prior to, the public hearing.
All information regarding the proposed project is available for public review by appointment at the City of Desert Hot Springs City Hall, 11999 Palm Drive, during regular business hours (Monday through Thursday, 7:00 AM – 6:00 PM).
