NOTICE IS HEREBY GIVEN that the Planning Commission will conduct a Public Hearing to consider Conditional Use Permit No. 21-17 which is an Amendment to the previously approved Conditional Use Permit No. 02-15.

CASE(S): Conditional Use Permit No. 21-17

LOCATION: The project is located at 13310 Little Morongo Road which is within the I-L (Light Industrial) Zoning District (APN 663-271-039).

APPLICANT/REPRESENTATIVE: Snider Interests, LLC

PROPOSAL: The applicant has filed an application to amend the previously approved CUP 02-15.  The new proposal incorporates three main changes to the third and unconstructed building.  The original approval was for the third building to be a single-story building at 69,000 sf.  The new proposal has it at two-stories and 136,174 sf.  100 additional parking stalls are also proposed.

ENVIRONMENTAL DETERMINATION:  On November 17, 2015 the City Council approved the Oxford Properties Cultivation Project and in doing so adopted the Mitigated Negative Declaration for the Project.  A subsequent addendum to the original Mitigated Negative Declaration was created for this new project.  In accordance with the California Environmental Quality Act (CEQA) and CEQA Guidelines, this addendum addresses the potential environmental impacts associated with the increased building area of the proposed facility and provides an evaluation of potential environmental impacts in relation to the original project evaluated in the adopted MND, as well as the new environmental topics required by the most current CEQA Guidelines. The addendum is an informational document intended to be used in the planning and decision-making process as provided for under Section 15164 of the CEQA Guidelines. The addendum does not recommend approval or denial of the proposed modifications of the previous project. The conclusion of this addendum is that the proposed changes to the project will neither result in new significant impacts nor substantially increase the severity of previously disclosed impacts beyond those already identified in the previously adopted MND. Thus, a subsequent MND is not required.

On December 14, 2021, the Planning Commission, at the public hearing or during deliberation, may approve, deny, or propose changes to the project or to the environmental determination.

INTERESTED PERSONS MAY be heard or written comments may be submitted prior to the Public Hearing(s). Written comments will be made a part of the public record.   If you challenge this matter in court, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the City of Desert Hot Springs, at or prior to, the public hearing.

All information regarding the proposed project is available for public review by appointment at the City of Desert Hot Springs City Hall, 11999 Palm Drive, during regular business hours (Monday through Thursday, 7:00 AM – 6:00 PM).
