NOTICE IS HEREBY GIVEN that the Planning Commission of the City of Desert Hot Springs will conduct a Public Hearing to consider a recommendation to the City Council for the following: 1) Mitigated Negative Declaration ENV No. 23-4; 2) Specific Plan No. 21-1; 3) Development Permit No. 23-5; and 4) An Ordinance Adding Chapter 17.250.
CASE(S): Specific Plan No. SP-21-1, Development Permit No. 23-5, and Draft Mitigated Negative Declaration (ENV-23-4).
LOCATION: South side of Dillon Road, west of Palm Drive, east of the dirt extension of Atlantic Avenue, and north of 18th Avenue Assessor’s Parcel Numbers 657-220-003 & 657-220-023.
APPLICANT/REPRESENTATIVE: Start Property Management, Savvas Marinos.
PROPOSAL: The Desert Storage Specific Plan (DSSP) establishes building and development standards for the entire 9.19-acre site. The project site consists of two parcels: the eastern parcel is approximately 4.51-acres and is developed with a min-storage facility, the western parcel is approximately 4.68-acres and is currently vacant. The Project also includes a Development Permit to allow the construction of the RV Storage portion on the 4.68-acre vacant parcel within the Mixed Use Corridor (MU-C) Zoning District.
ENVIRONMENTAL DETERMINATION: A Draft Mitigated Negative Declaration (SCH # 2023070608) was prepared in accordance with the requirements of the California Environmental Quality Act (CEQA) (Public Resources Code Section 21000 et. seq.) and the CEQA Guidelines (California Code of Regulations, Title 14, Sections 15000 et seq.) The Draft Mitigated Negative Declaration was prepared in accordance with the CEQA Guidelines Section 15070, Subsection (a), to determine whether there are potentially significant impacts associated with development of the proposed project.
On September 12th, 2023, the Planning Commission, at the public hearing or during deliberation, may recommend to City Council to approve, deny, or propose changes to the project or to the environmental determination.
INTERESTED PERSONS MAY be heard or written comments may be submitted prior to or during the Public Hearing(s). Written comments will be made a part of the public record. If you challenge this matter in court, you may be limited to raising only those issues you or someone else raised at the public hearing, or in written correspondence delivered to the City of Desert Hot Springs, at or prior to, the public hearing.
All information regarding the proposed project is available for public review by appointment at the City of Desert Hot Springs City Hall, 11999 Palm Drive, during regular business hours (Monday through Thursday, 7:00 AM – 6:00 PM).
