Notice of Public Hearing and Environmental Determination

NOTICE IS HEREBY GIVEN that the Planning Commission will conduct a Public Hearing to consider Sign Variance No. 22-1. The Public Hearing will be held as follows:

CASE(S): Sign Variance No. 22-1.

LOCATION: The project site is located on the northeast corner of Palm Drive and Paul Road in the Commercial Highway (C-H) zone. APN: 660-160-029Maverick

APPLICANT/REPRESENTATIVE: Farman Shir on behalf of Maverick Inc.

PROPOSAL: The applicant has filed a Sign Variance No. 22-1 which proposes a 75-foot illuminated pylon sign, with additional directional signs, monuments sign, and walls signs.

ENVIRONMENTAL DETERMINATION: Pursuant to Section 15072 of the California Environmental Quality Act (CEQA) Statutes & Guidelines, an Initial Study/Draft Mitigated Negative Declaration has been prepared for the project described herein. This Initial Study was undertaken for the purpose of deciding whether the project may have a significant effect on the environment. On the basis of the Initial Study, city staff has concluded that the project will have a significant effect on the environment, but that mitigation measures imposed will reduce impacts to less than significant levels and has therefore prepared a Draft Mitigated Negative Declaration. The Initial Study has been accepted by the City and reflects the independent judgment of the City. The site is not known to be on the Hazardous Waste list complied pursuant to Government Code Section 65962.5

On April 12th, 2022, the Planning Commission, at the public hearing or during deliberation, may approve, deny, or propose changes to the project or to the environmental determination.

INTERESTED PERSONS MAY be heard or written comments may be submitted prior to the Public Hearing(s). Written comments will be made a part of the public record. If you challenge this matter in court, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the City of Desert Hot Springs, at or prior to, the public hearing.

All information regarding the proposed project is available for public review by appointment at the City of Desert Hot Springs City Hall, 11999 Palm Drive Desert Hot Springs CA 92240, during regular business hours (Monday through Thursday, 7:00 AM – 6:00 PM).
